| CREDIT
AVS will access credit bureau files nationwide and report all information as to the applicant's financial status, including total outstanding debt, monthly payments and public records, i.e. bankruptcies, tax liens.
CRIMINAL AND EVICTION RECORDS
AVS will search nationwide records where they are available. Where statewide records are not made available, detailed searches will be performed in the counties and cities of residences. Statewide criminal records are compiled by data forwarded by each individual county seat to the state's capitol. Sex offender lists, as well as FBI and Terrorist lists are always researched. Eviction records will be checked from civil and justice of the peace courts where these records are made available. PLEASE NOTE that not every state makes eviction records available.
VERIFICATION
AVS will verify all information given by the prospective resident covering at least a two year history on residency and employment. Verification will be made through human resource or payroll departments and verification of social security numbers as well as income will be obtained. Upon occasion, the applicant may be asked to furnish copies of pay check stubs as additional income verification. AVS asks that each property or owner attempt to obtain a complete application from each applicant which is key to compiling a thorough report. Additional addresses found on credit reports, driver's license or criminal records will be verified when landlord information is obtainable. All possible evictions will be verified.
TURNAROUND
AVS will process each FULL report by at least the next business day. However, if any delay should occur, you will be notified immediately and receive a preliminary report.
AVS FILE SEARCH
AVS will search its massive database for prior applications, skips or evictions. The data is stored for a period of seven years.
SERVICE AGREEMENT/MEMBERSHIP APPLICATION
AVS will require all clients to have a Service Agreement and Membership Application on file in order to adhere to the Fair Credit Reporting Act. This is not a contract, but simply a protection for AVS and the client that employs our service.
